Where does my $350 annual assessment go?

The annual assessment is the primary source of revenue for the Association. At the rate of $350 per owner and 62 owners in the Association, that is an operating revenue of $21700 per year. That amount has to pay the bills we incur throughout the year. Bills? What bills?

The most expensive bill we have is maintenance of the common areas. That includes the mowing of the grass, trimming of the shrubs, and monthly inspection of the irrigation system to insure it is operating as it should. Our common areas include the north side of Bristol ln, Valley Ridge, and Garden Ridge.

Next is the property management services we employ to assist in running the Association. They make sure we are legally operating in the state, aid us in compliance with the CCR’s, collection of fines, source vendors for services as needed, pay the bills, process the monthly financial report, and advising the board members in the proper managing of the Association.

In the effort to keep us compliant with the CCR’s, we have to mail out notices to those that are not in compliance. Postage and certified letters add up.

Website services are also one of the services needed in operating the Association. They host, maintain, and develop features on our website.

We have to pay the city for the water we use to irrigate the common areas.

We have a general liability insurance policy on the Association to cover us on any lawsuits that might arise.

We pay for tax preparation services.

These bills are the fixed expenses we incur. Any other items that come up, wall repair or tree damages, are above the normal operating revenue we take in. We are running lean and trying to make our money go as far as it can.
