Homeowners Association Projects

Published: April 15, 2025

Thank you for electing John, Michael, and Scott to the Board. We are excited to get to work to address the issues discussed during the annual meeting. Our main goal is to get our common areas and neighborhood looking presentable again. Many areas have not been maintained correctly causing increased damage and expenses. Our goal will be to get the neighborhood in shape. This may take a bit of time to accomplish due to budget constraints. There are many things that have been completely disregarded. We are currently forced to repair neglected areas and have general maintenance done to prevent increased repair costs in the future.

These are the biggest issues we need to address:
1. Enforce the CCR's to make sure all properties are in compliance so we can be proud of the neighborhood we live in.
2. Repair and paint the monuments at the entrances into the neighborhood.
3. Landscape issues around the common areas.
4. Repair the stone walls at the entrances.

Some of these will be pricey to correct, some will not. That being said, we are looking for ways to get all of these done at the lowest cost with the best possible outcome. One issue is the trees on Valley Ridge are overgrown and are causing damage to the retaining wall and the sidewalk. Two of the trees are leaning over the brick wall and could fall given the right circumstance. These trees also do not allow sod to grow anywhere in that area. To avoid possible damage going forward, we would like to remove those trees and sod the area. This will eliminate the potential damage and allow that area to be more open and allow the grass to grow. We would replace the trees with another type of tree that does not grow as large as the oak trees and allows the grass to grow as well.

We would appreciate any feedback on this project as it will change the look of the entrance into our neighborhood dramatically. Feedback for and against is appreciated. We need to act quickly on this as the time to lay sod is right now. Please email your responses to pmgadmin@propertymanagementgroup.org by April 24.
